Summary of Essential Job Functions and Responsibilities:

  • Manage the cleaning operations of a Class A, multi-tenant, 1.5M SF building with a population of up to 5,0000 people.
  • P&L responsibility for cleaning operations. The Cleaning Manager is expected to identify and exploit opportunities to grow revenue for the account. The cleaning manager should possess an entrepreneurial attitude and strong business acumen.
  • Main job responsibility is to make sure that tenant needs are being met and that every day operations runs smoothly from a customer service perspective. The job requires a laser focus on customer service and the capability to earn the tenant's trust and respect through outstanding service/delivery.
  • Supervision of night cleaning supervisor (hourly) and janitorial staff of 30+ union cleaners. Must understand collective bargaining agreements and their legal interpretation and be capable of working collaboratively with the union to maintain labor harmony. Looking for someone to transcend the typical working relationship between union foreman and company management and develop effective relationships with union management at the regional level.
  • Recruit, hire, train, coach, develop, discipline, and motivate supervisory and janitorial staff.
  • Demonstrate a high-level capability for developing and nurturing an inclusive work environment among a staff with diverse cultural and ethnic backgrounds. Leverage this diversity through work task/assignments that match tenant's need.
  • Partner with the Property Manager and develop a cleaning vision for the building. Create goals, strategies and working plans in support of the building's cleaning vision. Analyze problems, identify alternative solutions, project consequences of proposed actions, and make recommendations in support of the cleaning vision.
  • Subject matter expert on cleaning technology, products, equipment, and IAQ to understand trends, develop best practices, and make recommendations for improvements to be implemented at the building.
  • Ensure Site Cleaning Program compliance with all regulatory requirements and quality standards are followed, including Jersey City Health Department. Represent the Building during Health Authority inspections related to cleaning and recycling programs.
  • Familiar with pandemic cleaning protocols and practices.Experienced with pandemic sanitizing and cleaning technology, including electrostatic sprayers, cleaners and sanitizers, MERV air filters, UV, etc.
  • Oversight responsibility for Landscaping and Snow Removal through third-party service contracts. Primary point-of-contact. Monitor service delivery and ensure compliance with contract goals.
  • Develop and manage a recycling program for the building consistent with the requirements of Hudson County & Jersey City. Report on the amount of waste produced and recycling rate. Consult with tenants and work collaboratively on waste reduction programs for building.
  • Expert knowledge on 360Facility Work Order System to create work tickets and run reports on cleaning related work orders. Must be capable of analyzing report data to make decisions/adjustments to workload and manpower to ensure cleaning targets are met in a cost effective manner and to make recommendations for improvement.
  • Manage the Cleaning Services operating budget. Work with the Property Manager on monthly budget reforecast and controlling expenses.

This position requires that the employee perform services for a customer at a customer facility. The customer mandates that all service providers entering its facility be fully vaccinated against COVID-19. You are considered "fully vaccinated"two weeks aftercompleting the second dose of a two-dose COVID-19 vaccine (e.g., Pfizer or Moderna) or two weeks after receiving a single dose of a one-dose vaccine (e.g., Johnson & Johnson).

Requirements (Knowledge, Skills, Abilities, and Education and/or Experience):
  • Strong organizational and planning skills, responsiveness, attention to detail and excellent follow-through.
  • Ability to work effectively under pressure and manage multiple priorities.
  • Demonstrate excellent customer service skills and experience working closely with contractors, vendors, suppliers.
  • Minimum of five years of recent experience in working supervision of custodial and related employees performing cleaning functions in major facilities.
  • Must have general hands-on knowledge of both routine nightly and daytime facility cleaning and related services.
  • Must possess adequate knowledge of technical skills and techniques required by this contract, and will be able to recognize circumstances under which cleaning techniques may be hazardous to the facility or personnel.
  • High School education or credits equivalent preferred.
  • Must read, write and speak the English language, bilingual ability may be required.

WORK ENVIRONMENT
This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. Regularly required to travel outside between properties in varying weather conditions.

PHYSICAL DEMANDS
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
• Must have ability to stoop, stand, climb, frequently lift a minimum of 50 lbs. of equipment (pumps, tools, ladders) and safely install rigging/lifting devices
• Regularly required to crouch and reach to install/move equipment by bending forward at the waist or by bending legs and spine
• Involves movement between departments, floors, and properties to facilitate work
• Ability to speak clearly so others can understand you
• Ability to read and understand information presented orally and in writing
• Regularly required to utilize vision abilities, allowing reading of printed material, drawings, and schematics
