The HVAC Mechanic 3 is licensed and performs HVAC and building systems maintenance, repair work, and responds to the corrective needs of HVAC equipment, and system components.

CORE JOB FUNCTIONS


  • Maintains up-to-date records on work performed and pending, and reports information routinely to appropriate managing staff.

  • Participates in applicable HVAC or safety training opportunities.

  • Reads prints, sketches, and diagrams to perform job functions.

  • Makes estimates and reports costs to management.

  • Maintains orderly work area and safeguards tools, equipment, and parts.

  • Trains staff on how to maintain and service equipment and related components.

  • Performs preventative maintenance and emergency repairs.

  • Assists in maintaining repair parts inventory.

  • Operates central chiller plant and air handling systems in an energy efficient manner, such that occupant comfort is provided at a minimum cost.

  • Adheres to University and unit-level policies and procedures and safeguards University assets.

CORE QUALIFICATIONS

Education:

High School diploma or equivalent

Certification and Licensing:

Valid license from Miami Dade County required or; Bachelors in relevant field required.

Valid Florida Driver's License

Experience:

Minimum 7 years of relevant experience

Department Specific Functions

Plant Operations: Operates centrifugal, reciprocating, chiller systems and associated pumps and equipment; monitors operation of low-pressure air compressors, and distribution systems, chillers, water circulation pumps and monitoring systems; performs operating adjustments to maintain efficiency, chillers, and associated engineering plant equipment; operates computer terminal to interface with building automation and energy management system components.

Building Multi-System Operation: Ensure effective operation of assigned systems and equipment. Examples of typical work activities include /but not limited to:

Operate multiple systems (e.g., Building Management System consoles, peripheral equipment, telecommunication devices), monitor network devices and other energy management communication devices) Verify systems and network availability and respond to error messages;

Calibrate, adjust, and align equipment;

Perform backup/recovery procedures;

Update alarm system messages;

Reset malfunctioning lines or connections;

  • Works in compliance with the Facilities Maintenance Program; performs the Preventive Maintenance program functions in a timely and thorough manner.

  • Performs coil cleaning and other HVAC maintenance, as prescribed by the lead mechanic and/or facilities manager.

  • Coordinates required equipment and maintenance activities for Refrigeration systems rated at 20 tons or greater.

  • Performs replacement and maintenance work of cooling tower fans, shafts, bearings, mechanical seals, motors, nozzles and piping.

  • Installs and maintains new chilled water pumps and strainers, and drains, cleans and winterizes cooling towers.

  • Maintains and services all HVAC/Controls systems equipment and related components; also, trouble shoots and repairs control circuits, electric pneumatic, electronic and direct digital software.

  • Complies with all Policies and Procedures of the University of Miami. Adheres to all safety and environmental regulations.

  • Keeps thorough and up to date records on activities and HVAC and refrigeration. Provides all necessary maintenance and operations information on time.

  • Maintains and services all HVAC/refrigeration equipment and related components.

  • Performs preventive maintenance work on large tonnage systems.

  • Provides chilled water to suction side of secondary cooling pumps in all buildings.

  • Maintains central and outlying chilled water plant equipment, and all components of underground chilled water distribution systems.

  • Monitors work performed by Chiller Service Contract vendors and contacts them as required for service calls.

  • Requests training as needed in the areas of responsibility.

  • Keeps to schedule and aids in the development of efficient planning.

  • Makes accurate estimates and completes work within the costs estimated.

  • Plans, lays out work, and special preventive maintenance tasks.

  • Reads and interprets sketches, diagrams, blueprints, and schematics for large tonnage refrigeration systems; studies drawings, OEM manuals and wiring diagrams of chilled water control systems.

  • Analyses work orders, trouble reports, and verbal descriptions and takes appropriate remedial action to correct problems.

  • Distributes shop materials; conducts and maintains inventories.

  • Maintains a neat and orderly work area, safeguards tools, spare parts and equipment. Ensures shop owned equipment in proper working condition.

  • Inputs and works through the computerized maintenance management system.

  • Assures that work is performed to highest quality at the best competitive price within the agreed to time-frame.

  • Maintenance of Direct Digital Control (DDC) Systems and calibration of the appropriate instrumentation.
