The Role

This position provides strategic oversight of the organization's America's real estate and facilities. The Americas Head of Facilities has overall responsibility for the implementation of various procedures and programs that will assure well-managed, well-maintained buildings and facilities. Emphasis is placed on the positive response to the requests/requirements of the client (the "business"), environmental health and safety, and quality work provided to the business and within the team. The position is the primary liaison with the business and leads the coordination of services, finance and procurement responsibilities, vendor management, and various needs required to meet the needs and expectations of the facilities set by the team's leadership and the business.

What You Will Do

• Establish successful working relationship with key business leaders and their team.
• Manage a large and diverse real estate portfolio stretching across two continents
• Retain oversight of all new real estate build-outs, decommissioning's and right sizing.
• Respond to issues or business requests quickly, positively, and effectively.
• Foster clear communication. Remove roadblocks and encourage ownership. Be present in the field.
• Work with the business and the facilities team to assure engagement in and management of projects or requests in real time.
• Share insights into response time, trends, productivity, self-performance, capital spending and quality.
• Provide guidance on the correct preventive maintenance approaches. Assure all sites are performing PM's at the required intervals with the most efficient staffing.
• Facilitate accurate Facility Condition Assessments at required intervals.
• Work with vendors to maximize the effectiveness and value of their goods and services. Look for new needs and better delivery methods. Use accurate scopes of work, quote review, purchase orders, schedule planning, on-site supervision, and validation of performance to assure excellent delivery of services.
• Take ownership of financial requirements of the America's region. Assure team is in financial compliance and is clear on requirements. Help develop financial plans and provide data/analysis as required.
• Make workplace safety a way of life for your team by your example and by providing the necessary training, materials, equipment, reporting and communication.
• Understand critical assets and the risks/impacts of their failure. Proactively communicate risks and remediations to client. Closely work with vendor partners and internal subject matter experts to assure that the proper maintenance, emergency response and change management are being employed.
• Review and submit capital asset requests. Assure team is actively engaged in projects from beginning to end.
• Manage relationships with global facilities vendors for all areas including access control, security systems, and physical security processes.

What You Will Bring

Knowledge & Experience

• 4-year college degree in facilities related field
• 10 years of facilities experience/minimum of 5 years in commercial high-rise, campus or portfolio environment
• Broad understanding of facilities, construction, finance, and vendor management
• Organized with strong written/verbal communication skills across all levels of employment

Physical Requirements

• While performing the duties of this job, the employee is regularly required to travel from floor to floor and may be required to travel outside between buildings in varying outdoor weather conditions.
• This also includes traveling out of state, to other offices, and for various business needs.
• The employee may also be regularly required to sit or stand for prolonged periods of time.
• Regularly use hands to operate office machinery including, but not limited to, telephones, computers, fax, and photocopy machines
• Regularly required to walk, talk, and hear.
