Job Title: Facility Maintenance Technician II

Job Summary:

Performs support for general building operations. Maintains, repairs, installs, inspects, and adjusts general commercial and industrial equipment such as pumps, motors, exhaust fans and HVAC equipment.

Essential Duties and Responsibilities include the following. Other duties may be assigned.

  • Performs maintenance, replacement, repair, and minor installation of electrical equipment (e.g., light fixtures, electrical outlets, switches, motors, appliances, circuits, generators, alarms, meters, controls, and plumbing).

  • Completes general building repairs, including repair and painting of walls, doors, floors, etc. Completes repairs to plumbing system including fixing leaks and stoppages, repairs or replacement of sinks, piping, valves or drains and toilets.
  • Ability to perform tasks in low, high, and tight spaces such as, crawl spaces under floors and above ceilings, stairwells, equipment rooms, building exteriors, and roofs.
  • Communicates directly with the customer and site lead in assuring that all aspects of a work request are understood that parts must be ordered, or that requested completion date will be delayed for any reason not discovered during the conversion of the work request into a work order.
  • Performs shift "rounds" using a checklist to document performance characteristics (i.e., operation modes, pressures, temperatures, RPM, etc.) of facility systems and equipment and report all abnormal findings.
  • Ability to handle exposure to dirt, dust, and grease, electricity, climatic weather, various chemicals such as drain cleaners, glues, paint, etc., equipment with moving parts and loud noise.
  • Supervisee Sub-Contractors of facilities services as requested from customer.
  • Ability to work a flexible schedule and over-time as needed.

Education and/or Experience

  • 4 to 6 years of training or experience in facility maintenance repair work is required
  • Ability to use machines, basic hand tools, and equipment.
  • Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

Computer Skills

  • Basic skills such as Internet searches, use of email systems, electronic manuals, electronic learning, etc.

Certificates, Licenses, Registrations

  • Must possess a valid driver's license
