Overview
Under general supervision, the Building Maintenance Worker independently performs a wide range of complex semi-skilled and basic skilled facilities and systems maintenance, repair and renovation work; however, the work of a Building Maintenance Worker does not require full mechanic level skills.

Examples of work activities in basic trade areas for this classification may include installing faucets, flush valves and other basic plumbing devices; running DWV piping, soldering pipe and clearing drains; installing outlets and switches; replacing ballasts and fixtures (non-energized systems); pulling wire; installing and adjusting door hardware; installing window blinds and fasteners; building basic formwork; installing and replacing windows; sanding, patching, masking and clean-up; setting and pouring concrete; performing basic painting; performing skilled laborer work; and performing routine mechanical maintenance.



Responsibilities
Building Maintenance Worker 70%



Preventative and General Maintenance

  • Respond to daily service calls/work orders and emergencies.
  • Perform routine maintenance functions for facilities and systems.
  • Set up jobs and performs the manual labor preparation.
  • Clean, maintain and repair fixtures, equipment and appliances.
  • Perform basic trade work in three or more trades.
  • Analyze and troubleshoot problems across multiple trade functions.
  • Operate and perform basic preventative maintenance on appropriate hand and powered equipment and tools, supplies, and materials.
  • Safeguard building or equipment from unauthorized use.
  • Perform building maintenance repairs and adjustments.
  • Install and adjust door hardware. Install window blinds and fasteners.
  • Sand, patch, mask and clean-up in laboratories, classrooms, offices and other areas and assist in setting up and preparing for assemblies, presentations and other events.
  • Perform simple furniture repair, rough repair work and miscellaneous unskilled tasks for craft workers.
  • Assist in painting sections of buildings and equipment.
  • Make simple interior and exterior repairs.
  • Make standard furniture and carpet repairs.
  • Unjam shredders.
  • Other duties as assigned.

Plumbing:
  • Clear toilets, sinks and tubs. Retrieve items from drains.
  • Install faucets, flush valves and other plumbing devices.
  • Install and solders piping and clears drains.

Electrical:
  • Change light bulbs, empty trash (including heavy bulky items), and replace batteries.
  • Install outlets and switches.
  • Replace ballasts and fixtures and pulling wire.
  • Assist in the installation, maintenance and repair of electrical lines and fixtures.

HVAC:
  • Assist in the installation, maintenance and repair of plumbing and HVAC systems.
  • Replace HVAC filters, troubleshoot thermostat issues.
  • Replace unit pulleys and belts.
  • Replace hot/cold water valves from fan coils.
  • Inspect equipment to include HVAC, boilers, water treatment; report discrepancies to appropriate persons and make adjustment as instructed.


General Laborer Support 30%
  • Clean assigned areas including roadsides, gutters, culverts and other drainage structures and applicable equipment. Assists in other cleaning projects.
  • Perform rough repair work such as patching pavement and performing pick and shovel work.
  • Open/unlock doors.
  • Clean sidewalks or parking lots.
  • Assist with any grounds maintenance, including minor landscaping, clearing away undergrowth or debris using a spade, hoe or rake to prepare or clean assigned areas.
  • Inspect spas, sidewalks, landscape, parking structures or vehicles and clean/pick up as needed.
  • Repair and paint building damage and graffiti. Inspect and report graffiti, damage or other problems on the properties.
  • Pick up, sort, recycle, and dispose of old Foundation equipment completing and routing property inventory sheets to appropriate persons.
  • Pick up, load and unload supplies.
  • Lift furniture and move heavy objects.
  • Remove and haul waste and debris.
  • Assists in facilities renovations and new construction.
  • Assists with furniture moves and space relocations.
  • Assists in the receipt, delivery, and assembly of furniture, as needed.
  • Assists with cubicle reconfigurations, as needed
  • Operate dolly, pallet jack, as needed.


Qualifications
MINIMUM EXPERIENCE
  • Six months of experience as a trades assistant, laborer OR a combination of training and experience OR six months experience in general facilities and systems maintenance and repair work.

PREFERRED EXPERIENCE
  • At least three years of hands-on experience in general facilities and systems maintenance and repair, or comparable experience as a trades assistant or laborer with demonstrated proficiency in the required duties.
  • Experience working in a University environment
